Some Common Mistakes home buyers make...
- Not having a game plan - you need
to have an in-depth discussion with every person that will be
living in the new home to determine and compare each individual's
"wish list" as to the house style, features wanted,
possible locations, and budget considerations.
- Not getting pre-approved with a lender
- at least pre-qualify to know the price range you can afford
and the type of loan you will be getting. Pre-approval means you
have in-hand a lender's written commitment to put a loan together
for you (subject to the particular home's appraisal value) and
this makes you a strong buyer, welcomed by sellers.
- Continuing to search for the "ideal"
home while dismissing homes that satisfy most, but not
all, of your criteria. You may lose the best available property,
as well as good financing if market conditions change.
- Disclosing confidential information about
yourself to the seller's agent that could jeopardize your
negotiating position. Be sure you know who works for whom when
you view homes for sale.
- Adding unnecessary contingencies to an offer
of purchase and too little of a good faith deposit. Keep
the contract clean and simple and prove you mean business with
your good faith deposit.
- Not getting a title search and survey.
The lender usually requires these to discover any problems with
the chain of ownership, deed, property boundaries and right-of-ways.
- Not making a careful walk-through inspection
before closing. Checking that everything is in working order and
that any repairs agreed to in the contract of purchase have been
completed.
- Not reviewing the attorney's HUD settlement
statement for accuracy - the day before closing.
